Renovating an investment property doesn’t need to be daunting. With the right strategy, even small improvements can increase rental returns, attract quality tenants, and strengthen your asset’s long-term value.

In Queensland, if you need tenants to vacate for major renovations, you must give at least 2 months’ notice using the official Notice to Leave Form 12 under the Residential Tenancies and Rooming Accommodation Act 2008. For periodic tenancies, the notice ends the agreement after 2 months; for fixed-term leases, the vacate date can’t be before the lease ends. The form must state the reason, include the handover date, be signed, and served correctly.

When a tenant is living in a property, we work closely with them and the tradespeople to handle minor renovations smoothly. First, we discuss with the tenant what’s planned and agree on a convenient schedule. Tradespeople then carry out the work while respecting the tenant’s space and keeping disruptions minimal. Keeping everyone updated, ensuring the work is conducting with minimal impact on the tenants and productivity of the trades. Clear communication, a little flexibility, and respect for the tenant’s home make the process stress-free for everyone.​

Stages of our Renovation Service

1. Initial Assessment & Planning

Carry out a thorough inspection of the property.

Assess defects, maintenance, or improvement works.

Discuss objectives, budget, and timelines with the landlord.

​Develop a comprehensive renovation plan and scope of work.

2. Budgeting & Approval

Obtain quotes from reputable contractors, trades, and suppliers.

Compare costs and timelines to ensure value for money.

Provide the budget and renovation plan for approval to the landlord.

3. Contractor Engagement & Schedule

Engage qualified contractors and tradespeople.

Schedule renovation works in a logical sequence to avoid delays.

Organize all necessary permits or approvals if required.

4. Pre-Renovation Preparation

Have trades collaborate with tenants (if present) to:

  • Remove existing furniture or fixtures if necessary.

  • Protect non-renovated areas.

  • Finalize timelines, materials, and responsibilities with contractors.

5. Renovation Execution

Commence structural repairs, painting, flooring, or other major renovation works.

Replace required fixtures.

Supervise works on site to ensure progress, quality, and safety standards.

6. Mid-Project Inspection

Continuous communication on the works in progress to ensure they meet Australian standards.

Resolve any problems or changes with contractors quickly.

Update investors with progress and photos.

7. Review: Final Touches & Detailing

​Confirm finishing of minor works, final touches, and cleaning.

Stage or prepare the property for tenancy if necessary.

Document all warranties, manuals, and instructions

8. Handover & Leasing Preparation

Final inspection with relevant trades. (Please note, trades may not be in attendance at final inspections)

Final touches to fix or touch up any last-minute issues.

Market the property for tenancy with professional advertising.

9. Ongoing Maintenance & Follow-Up

Check in after the renovation to ensure tenant satisfaction.

Deal with any issues that may arise under warranty or maintenance contracts.
